This is a convenient, low cost option best suited for sellers who are willing to do the preparation work on their own. This is a 1 - 2 hour consultation that includes a room by room analysis where we will focus on how spaces will photograph and how the home will look and feel for showings. As we go through the home with the client or realtor to determine better use of space, furniture placement and room functionality, we also give suggestions on which items to display and which items can be removed and pre-packed. We like to reassure sellers that this does not suggest that their personal style or taste is unfavourable; we are simply creating a depersonalized, neutral atmosphere that will appeal to a wide audience of buyers who can envision the property as their own. This is a positive experience where homeowners are empowered by their efforts and the incredible transformation. Rather than a using a standard checklist, we provide the client and realtor a customized, detailed written report that includes recommendations and staging tips to get the home market ready!

This option is intended for clients who, rather than doing the preparations themselves, would like assistance in creating an inviting, show-ready space for potential homebuyers. This is also a great option for real estate agents who feel their listing could benefit from an alternate furniture layout or design for photographs and showings. By rearranging the homeowner's existing furniture, art and accessories, styling vignettes and beautifying bedrooms, we will curate a polished show ready home that target buyers will fall in love with. We will depersonalize, declutter and remove any distractions that ultimately take away from a favourable first impression. If required, we will recommend purchasing additional decor items, but typically, we like to utilize items that the homeowner already has available. Our effective design execution will bring out the best in your home and take it from ordinary to extraordinary for a faster sale!
